In this regard, the residential property said that it would change the elevator maintenance company from November 1. Guicheng Market Supervision and Management Institute conducted a spot check on the elevator situation in conjunction with relevant departments on October 31, but the owners expressed dissatisfaction with the current treatment results and attitude. I hope that the third-party testing agency will conduct a thorough investigation of the elevator to ensure basic life safety.

Public information shows that Yiyun Tianhui Community is located in Nanping Road, Guicheng Street, Nanhai District, Foshan City. It was jointly developed by China Merchants Real Estate and Jiulongcang Real Estate. It once claimed to be a benchmark "high-end luxury house" in Qiandeng Lake ". Reporters observed on the spot that Yiyun Tianhui Community is divided into two parts, the South District and the North District, facing each other across the street. The North District has five buildings from No.6 to No.10. The height of residential buildings is generally more than 40 floors. The design adopts three ladders and four households. The left and middle ladders are passenger ladders and the rightmost is freight ladders.
According to the owner's feedback, most of the elevator failures occurred in the No. 6 and No. 7 buildings in the North District, where the age of the building and the elevator use time are 9 years.

An owner's representative living in building 6 of the residential area said that he would move into Evian tianhui residential area in 2021. since then, he often saw some people feedback that the elevator was out of order.
According to his self-report, he himself suffered a fall accident in the community: about a year ago, the elevator suddenly fell from about the 28th floor to about the 22nd floor when it was running. The middle was weightless and was later stuck in the middle of the floor. It was trapped for more than an hour before being rescued, and the elevator was out of service for several days.

Coincidentally, another owner's representative also told the reporter about his experience of elevator failure: "at that time, the elevator suddenly failed, so I quickly pressed the bright floor, and then got stuck in the middle of the floor, and the old man took the elevator together, all scared."
In addition, several owners also showed reporters the tables they counted based on feedback from the group, which showed that since the beginning of this year, 6 or 7 elevators have had more than 100 problems of various sizes, such as failure and maintenance, key failure, shaking, falling down, air conditioning failure, etc., and there have been hundreds of elevator failures in 2021 and 2022.
On September 15, 2023, there was an accident in the community. A pregnant woman was trapped in the elevator when the elevator suddenly fell. Chat records show that the pregnant woman suffered from lower abdominal cramps after being rescued, and the pregnant woman suffered a total of two trapped elevators.

"Living on such a high floor, we can't take the elevator. Now people are in a panic. Those who have old people and children at home are afraid of accidents, and frequent maintenance brings great inconvenience to our travel." Mr. Huang said the owner.

After the accident, the community owners more urgent want to solve this problem. The owner, Mr. Huang, said that every time they reported to the property that there was a problem with the elevator, the relevant maintenance unit dealt with it and followed up, but the problem was never completely solved. It was often just repaired the previous month, and various situations would occur immediately.
On September 20, at the strong request of the owners, the neighborhood committee convened representatives of the property management and the owners to communicate, and the property management said that the elevator could be repaired. However, according to the owner's statistics, there were three more accidents in the elevators of 6 buildings in October.

Mr. Huang also said that 6 or 7 elevators had not changed steel cables in the past 10 years. He had previously asked the property and said that it was "not time for replacement" and that there was a potential safety hazard.
Nandu reporter learned that the elevator manufacturer and installer in the residential area is KONE, who has served for 8 years. In the past two years, the elevator maintenance unit is AVIC Nanguang Elevator Engineering Co., Ltd. The solution currently given by the property company is to switch back to KONE for elevator maintenance on November 1. The owner believes that this has not cured the problem.

According to the relevant reply from the 12345, the Guicheng Market Supervision and Administration Institute, together with the law enforcement personnel of the Nanhai District Market Supervision and Administration Bureau and the elevator technical experts of Shunde Special Inspection Institute, conducted spot checks on the elevators in seats 6 and 7 on October 31, 2023. The owners believe that the frequent occurrence of elevator failures threatens life safety, which should cause the relevant regulatory authorities to pay enough attention, and the developer's attitude is not positive. At present, the owner's representative requires that a third-party inspection company should conduct a comprehensive screening of the problems existing in the elevator, explain the causes of frequent failures and make targeted rectification, so as to fundamentally solve the problem, and at the same time require the replacement of steel cables with too long service life.
On the afternoon of November 4, a reporter from Nandu consulted the person in charge on duty at the property service office of the community. He said that the matter was being followed up and the test report was already being done, but he did not know the specific situation. He suggested to find the person in charge next Monday to understand the situation.

On the evening of November 4, a property service personnel said in the owner's WeChat group that after on-site investigation by KONE engineers, it was confirmed that the elevator had a soft fault with different driving speed. The frequency converter reported a fault code of 0108-2020, and the fault was caused by interference. On Monday, KONE headquarters engineers were present to deal with the fault.
It is worth noting that the previous chat screenshots showed that the property owner had promised to invite a third-party test after the exchange of KONE Maintenance, and the test report will be announced on November 3. As of the time of publication, the owner has not seen the relevant report.
