Recently, Haining Station of Jiaxing Special Inspection Institute completed the supervision and inspection of the installation of elevators in Jiaxing's first "shallow pit" existing residential building. This means that using the "shallow pit" technical scheme, some old communities with difficult basic conditions have new choices if they want to install elevators.
Hu Shengjiang, deputy director of Haining Station of Jiaxing Special Inspection Institute, explained that the "shallow pit" is relative to the traditional elevator. The installation of traditional elevators generally requires a pit depth of more than 1.5 meters, while the shallow pit depends on the specific conditions of the site, and the minimum depth of the bottom layer is only 0.6 meters.
The traditional pit depth is mainly to protect the safety of personnel working in the pit. In the event of an elevator fall, the elevator car will stop on the elevator buffer base, and there is still space under the base for the operator to avoid and ensure safety.
"Shallow pit" elevator is mainly through the installation of movable stop device, extendable car foot guard and safety interlock protection system and other devices, in reducing the risk caused by the lack of pit space at the same time, but also to achieve the same pit depth of safety requirements.
The advantages of the "shallow pit" elevator are obvious. For example, some old residential areas have basements that cannot be deeply dug. "Shallow pit" can reduce pipeline migration; Considering the safety of building structure, some old residential areas are not suitable for deep excavation, etc.
According to reports, the "shallow pit" elevator is still a new technology and new product. According to investigation, there was a precedent for installation in Hangzhou in the province. In August 2018, the first batch of "shallow pit" elevators in the country were installed in 21 buildings in the west of Sanxinjiayuan, Sijiqing Street, Jianggan District, Hangzhou. The first "shallow pit" installed in our city is located in Luochuan residential area of Haining. Under the guidance of relevant norms, after repeated discussions and careful argumentation, the Technical Committee of the Municipal Special Inspection Institute specially formulated an inspection plan for it.
According to the specific situation of the site, the inspector has formulated a detailed work plan and inspection process according to the data and drawings. During the site operation, the unfavorable factors inside the hoistway should be overcome to measure whether the safety space, traction capacity, braking performance and balance coefficient of the elevator conform to the safety technical specifications.
In addition, the inspectors carried out detailed inspection and repeated field tests on the movable stop device, safety system, extendable foot guard and other contents unique to the "shallow pit" to confirm that the test results meet the specification requirements. After the on-site inspection, the inspectors put forward corresponding rectification measures for the elevator problems, and asked the relevant units to implement the rectification, so that the elevator can meet the requirements of safety technical specifications.
In order to ensure the normal and safe operation of the elevator, the inspectors also put forward many reasonable suggestions for the use, maintenance and safety management of the elevator to ensure the normal function of the elevator components and eliminate potential safety hazards. The inspectors also gave detailed answers to the relevant questions raised by elevator users, which were unanimously recognized and praised by users.
Hu Shengjiang said that because the installation site of each "shallow pit" elevator is different, the supervision and inspection plan has been adjusted accordingly. Compared with the new installation of a traditional elevator, it is more complicated to install a "shallow pit" elevator for existing residential buildings, and it also puts forward new requirements for supervision and inspection.
It is an important livelihood project to install elevators in existing residential buildings. In the first half of 2019, our city issued the "Implementation Opinions on the installation of elevators in existing residential buildings in Jiaxing City (Trial)", which provided a policy basis and a "package" solution for the implementation of this livelihood project. For more than a year, the project of installing elevators in existing residential buildings in Haining, Xiuzhou and Hong Kong has started. The promotion and use of "shallow pit" elevators will facilitate the upgrading and transformation of more old communities.
