The owner, Mr. Peng, said: "In July, we and some owners were trapped in the elevator for more than 20 minutes."
The video provided by the owner showed that the elevator door could not be opened at that time, the button failed, and many people were trapped. Fortunately, no one was injured. Subsequently, the property and maintenance units to repair the faulty elevator. But not long after this elevator was repaired, another elevator in the same building had another problem.
"I brought my mother to see the house. At that time, the old people entered the elevator and the elevator door could not be closed. Then I went out to let the elevator feel it. As a result, when I came out and was ready to go in again, the door was closed and the old man was taken away directly. At that time, the old man was very panicked." Another owner, Ms. Zeng, recalled.
It is understood that there are three buildings in the second phase of Shenye langjiangfu community, two of which are 47 storey high-rise residential buildings. Elevator failures have occurred in all three buildings.
Ms. Zeng said: "Since I took the house and decorated it, and now I live in it, our elevators are frequently overhauled and have problems."
"Catton often occurs during operation, including abnormal noises. It has been less than a year since the delivery. We are all worried about these problems in the elevator." Mr. Peng stressed.
In this regard, the reporter contacted the residential property, elevator maintenance company and Nanjing Gulou District Market Supervision and Administration Bureau. Subsequently, the reporter followed the staff of the Special Section of the Market Supervision and Administration Bureau of Gulou District to the scene again to understand the operation of the elevator and its maintenance.
Multi-party investigation: elevator quality qualified use is the main reason
Fu Zhengda, a member of the Special Section of the Market Supervision and Administration Bureau of Gulou District, Nanjing, told reporters that after the elevator in the community failed for the first time in July last year, they checked the certificates of all elevators and have been paying attention to the use of elevators in the community. "Its own quality, installation and inspection, are relevant materials to prove that it is qualified."
The staff of Jiangsu Branch of Shanghai Mitsubishi Elevator Co., Ltd., who is responsible for elevator maintenance, showed the reporter the statistical analysis report of recent elevator failures in the community. In February and March, there were 9 and 6 elevator failures respectively, mainly including button stuck, repeated opening and closing of elevator doors, deformation of elevator door leaves, abnormal sound of elevator door opening and closing, etc. The maintenance staff explained that these failures were not caused by improper elevator quality or maintenance processes. Jiang Jirong, head of elevator maintenance, said: "There is no problem with finished elevator products, and there is no problem with maintenance."
So, the elevator frequent failure, what is the reason? After maintenance analysis, coupled with the property to provide monitoring records show that the use of non-standard is one of the reasons for the failure of the elevator. For example, barbaric handling during decoration is easy to cause deformation of elevator doors, resulting in abnormal noise when opening and closing doors. Decoration garbage scattered into the elevator groove, sand and stones will cause the elevator door switch blocked. If dust and sediment stick to the elevator light curtain, it will cause the elevator door safety protection device to fail. The owner also presses the elevator button in the wrong way, which will also cause the button to be damaged.
The maintenance staff told the reporter, "In February and March, there were four times when the buttons were stuck, and we also replaced a lot of buttons. Because during the epidemic, the owners used the elevator without touching the buttons directly with their hands, and all used the keys, which caused the buttons to be stuck."
"There will be a lot of small stones or this kind of debris in the elevator door slot, which will prevent the elevator door from closing. If you say that the inspection was good an hour ago, after an hour, this decorator will take a pile of garbage away, and then there will be this problem again." Jiang Jirong said.
At the same time, the inspectors said: "in many areas, the elevator during the renovation, this problem is more common."
Supervise the decoration construction, strengthen the maintenance frequency and multi-party cooperation to ensure safety
After coordination, property, elevator maintenance companies and regulatory authorities said that they would strengthen supervision and cooperation and increase maintenance frequency to ensure the safe operation of elevators. Wang Hengdong, head of the project in Lanjiangfu of Jinde Property, told reporters that they would stipulate that all decoration personnel must have special lines to use elevators, and set up decoration management posts at the decoration points on the negative first floor to carry out on-site supervision and management of all shipments and shipments. At the same time, the Jiangsu branch of Shanghai Mitsubishi Elevator Co., Ltd. said, "For this community, we take 24-hour station, and basically we can get to the scene in 5 minutes after the repair. We will also strengthen the perspective of maintenance."
