But now the biggest obstacle to installing elevators in old houses is the residents on the first floor. Almost all the residents on the first floor are opposed to installing elevators. Although the installation of elevators does not require the consent of all owners, as long as one owner opposes it, he has no right to install elevators in this building. And the first floor residents against the installation of the elevator also have their reasons, then why the first floor refused to install it? Mainly these three reasons:

If this happens, it will be even more uncomfortable.

2. add additional costs and delay the demolition of the house.

Once the elevator is installed, the monthly property management fee will increase, and there will definitely be maintenance costs and maintenance costs every year. Who will pay for these costs? It must be all users. For the first floor, there is no doubt that a lot of expenses will be added every year.

Also, for some old communities, many owners are most willing to demolish as soon as possible and get the demolition money to buy a new house. Once the elevator is installed, it will undoubtedly delay the demolition speed, which is a situation that many people do not want to see.

Imagine that the walls of the old house are inherently unstable. If an elevator is installed, people can't help but doubt the bearing capacity of the house and how long it can support it. Moreover, after installing an elevator, it may destroy the value of the first floor. We all know that for multi-storey houses, the lower the price, the more expensive it is. However, the installation of elevators is the general trend after all. In the past, there was a "one-vote veto" protection, and the owners on the first floor could still oppose it. But now more and more places have issued new regulations, and the installation of elevators will no longer implement "one-vote veto", even if individual owners oppose it.

The recently released "Beijing Old Community Comprehensive Renovation Work Manual" clearly states that if the following three conditions are met, the installation of elevators can be carried out.

1. The owner who is willing to install the elevator shall have the right to occupy and use the residence and be able to produce relevant evidence;

2. The residential buildings to be installed with elevators should meet the requirements of building structural safety, fire safety, building energy efficiency and other specifications and standards.

3. The installation of elevators in existing multi-storey residential buildings can be implemented with the consent of the owners whose exclusive part accounts for more than 2/3 of the total construction area of the unit and more than 2/3 of the total number of owners, and other owners have no objection.

In the past, Beijing's regulations required the consent of all owners, but this time it was directly reduced to 2/3. Even if an agreement to install elevators is not signed, a one-vote veto is invalid.

But fortunately, the state also understands the difficulties of the first floor owners. It is mentioned in the regulations that the low-rise owners cannot be allowed to contribute. Before the elevator starts, the construction party also needs to compensate the first floor owners.
