Owner Disclosures: Maintenance Personnel Killed in Accident While Repairing Elevator
Recently, the owner of a residential area in Nanchang High-tech Zone reported to reporters from Dajiang Network and Dajiang News Client that since May, the elevator in his unit often has problems such as wrong floors, quick falls, and trapped people, and travel safety cannot be guaranteed. Some owners even revealed that some maintenance personnel died accidentally while repairing the elevator. On July 20, the reporter conducted an on-the-spot investigation.

The reporter saw at the scene that an elevator in Unit 2 of Building 3 in the residential area was under maintenance.

The owner, Ms. Liu (pseudonym), lives in the third building of the community, with 2 floors underground and 26 floors above the ground. There are two elevators in one unit. The community will be delivered in 2016. Since May, the elevator has broken down several times.
In mid-June this year, Ms. Liu entered the elevator from the first floor to go home. During the operation of the elevator, she suddenly fell from the fifth floor to the negative floor. "At the moment of the fall, I was completely blinded, and I was very scared." Ms. Liu said that at that time, she was still carrying a few months old baby, and if there was any accident, the consequences would be unimaginable. After experiencing this incident, she immediately contacted the property. In the process of communication, she found that the elevator problem was no longer an isolated case, and many owners had encountered similar situations.
"Building 5 is a super high-rise building with 39 floors above the ground." On July 20, during an on-site interview, Mr. Wang (a pseudonym), who lives in Building 5 of the same community, provided a chat record of the owner group, which showed that at 14:12, an elevator in Unit 1 of Building 5 had a button failure. The video showed that the owner pressed the floor button many times, but the elevator never responded.
On the same day, the reporter came to the front of the faulty elevator and found that the elevator had been blocked by the maintenance personnel. "If one of the two elevators in a unit fails to shut down, the other elevator will be overloaded. During the peak period of the owner's travel, the elevators will stop layer by layer, so it is really impossible to travel." Mr. Wang said.

According to the staff of the residential property company, the maintenance personnel will inspect and maintain the elevators of each building twice a month, and will inform the owners in advance during the maintenance.
At the scene, the property staff showed the elevator maintenance report form of the community, which had detailed records for each maintenance. Several pages of maintenance records showed that from June 1, 2022, 28 elevators in the community had more than 100 failures in a month. Key failure, panel failure, crash, door noise, strong sense of falling, trapped people... all kinds of problems emerge in endlessly, almost every day there are elevators "shutdown", and often there are multiple elevators in different buildings at the same time failure.
Elevator failures are mainly related to wet weather and high floors.
Regarding the owner's report that "a maintenance person died accidentally while repairing the elevator", the person in charge of the property responded that on April 26, an elevator maintenance worker did have an accident while repairing the elevator in Building 1. It was revealed that the elevator was at that time. In a static state, improper operation of the workers when replacing the wire rope caused the accident.
"After the elevator fails, the property will contact the maintenance unit for maintenance as soon as possible. At the same time, it is required to strengthen the maintenance service and the monitoring of the elevator operation data, and conduct a comprehensive investigation of the elevator status." According to the person in charge of the property, since May, the maintenance unit has taken the initiative to shut down the elevator for many times to replace and maintain the aging and damaged parts of the elevator.
As for the cause of elevator failure, the person in charge of the property said that there are mainly two kinds, one is related to the wet weather, and the elevator accessories are affected with damp. Second, because the floors of each unit building are relatively high, especially the number of floors above ground and below ground in buildings 5, 6 and 7 exceeds 40 floors, when there are only 2 elevators in each unit, the higher the utilization frequency of the owner, the heavier the elevator load, there may be a parking situation, in fact, the elevator self-protection, not the elevator failure.
For high-level residents want to replace the elevator request, the property side said that the replacement needs to start the maintenance fund, but many owners are unwilling to start the maintenance fund, think the cost is too expensive.
Elevator safety test is qualified
The staff of the Special equipment Unit of the Municipal Supervision Bureau of Nanchang High-tech Zone said that they had received feedback from many owners of the community, and the special unit of the Municipal Supervision Bureau also informed the property of the community that safety tests were carried out on some elevators in the community in May, and the test results were all qualified.
Why are there many problems with the elevator after the safety test results are still qualified? The staff member explained that the annual inspection of the elevator once a year, after the elevator test qualified, there is a "small problem" is normal phenomenon, "the car needs annual inspection and maintenance, the elevator is the same, the elevator annual inspection to ensure that the quality of the elevator itself is not a problem, the elevator has a small problem needs to find a qualified maintenance unit responsible for repair and maintenance."
Maintenance unit: increase maintenance personnel to carry out special maintenance for elevators
In the residential property office, the ground was filled with elevator spare parts. A maintenance staff at the scene introduced to the reporter that the ground was full of problematic accessories replaced by the residential elevator, such as contactors, relays, elevator motherboards, etc. The maintenance personnel said: "After receiving the feedback from the owner, starting from the beginning of July, the maintenance personnel will be assigned from 2 to 5, and special maintenance will be carried out on 28 elevators in 14 units of 7 buildings in the community. After maintenance, the failure frequency of elevators will decrease significantly."
It is understood that the property plan will replace the wire ropes and traction wheels of some elevators. An elevator will cost about 30000 yuan to 40000 yuan. It is expected that the frequency of failures will be further improved after replacement.
